How do I search for properties?
Use the search form on our homepage. Filter by location, property type, price range, bedrooms, and more. Use map search for visual browsing by area.
What does the Verified Listing badge mean?
A Verified Listing badge (green checkmark) means Pado Real Estate has authenticated this specific property. Our team has confirmed the agent is genuine, the property exists at the stated location, the photos are of the actual property, and the price and description are accurate. Re-verified every 90 days.
What does the Verified Agent badge mean?
A Verified Agent badge means the agent has passed our Tier 2 verification: government ID verification, BVN database cross-check, address verification, professional reference checks, and a phone interview. Premium Verified Agents (Tier 3) have additionally passed CAC registration verification, professional body membership verification, physical office inspection, and client reference checks.
Can I save properties to view later?
Yes. Use the Favorites feature - click the heart icon on any listing. Access saved properties from the Favorites link in the main menu. You can also add properties to a comparison list.
Contacting Agents and Viewing
How do I contact an agent about a property?
On any property detail page, use the contact form to send a message directly to the agent or owner. You can also request a callback, or if the listing has a WhatsApp Contact Button, click it to open WhatsApp with a pre-filled message.
Should I pay any fees before viewing a property?
Never. Legitimate agents and landlords in Nigeria do not charge fees to view a property. Any agent who asks for an inspection fee, viewing fee, or holding deposit before showing you the property is likely a fraudster. Report such agents to us immediately.
The agent wants to communicate outside Pado. Is this safe?
While many legitimate agents prefer WhatsApp or phone calls, be cautious if an agent immediately pressures you to move off-platform. Use our built-in contact form for initial inquiries and only move to direct communication after verifying the agent and property.
Making an Offer and Closing
How do I make an offer on a property?
After viewing the property and completing due diligence, negotiate directly with the agent or owner. Prices are typically negotiable - final sale price is often 5-15 percent below listing. Get everything in writing before paying.
What documents should I verify before buying?
At minimum: Certificate of Occupancy (C of O), Survey Plan, Deed of Assignment, and evidence of Governor's Consent for all transfers. Never rely on seller documents alone - independently verify at issuing authorities. Read our Property Buying Guide for the complete checklist.
What additional costs should I budget for?
Budget 15-30 percent beyond the purchase price: legal fees (5-10 percent), survey and charting (200-700 thousand Naira), Governor's Consent (8-15 percent of assessed value), registration (2-3 percent), stamp duties (1.5 percent), and contingency (10 percent). A 20 million Naira property typically costs 23-27 million total.
