Agent Verification Standards - How PropertyFind Verifies Agents & Listings | PropertyFind Nigeria
PropertyFind Agent Verification Standards
How we verify agents and listings to ensure you are dealing with legitimate, trustworthy property professionals. Our verification process is the most rigorous on any Nigerian property platform - and we publish our standards so you know exactly what verification means.
Why Verification Matters in Nigerian Real Estate
Nigeria's property market faces a trust crisis. The Economic and Financial Crimes Commission (EFCC) receives thousands of property fraud cases annually. Fake listings, impersonation scams, and fraudulent agents cost Nigerians billions of naira every year. At PropertyFind Nigeria, we believe the solution is radical transparency - publishing our verification standards openly, verifying every agent thoroughly, and giving buyers the information they need to make safe decisions.
Our Verification Tiers - Understanding What Each Badge Means
PropertyFind Nigeria operates a tiered verification system. Each tier represents a progressively higher level of scrutiny. Buyers can see at a glance exactly what verification level an agent or listing has achieved.
| Tier | Badge | Requirements | Verification Checks | Trust Level |
|---|---|---|---|---|
| Tier 1: Basic Agent | None (Standard) | Valid email address, phone number, and account registration | Email verification, phone number format check | Basic - all agents start here |
| Tier 2: Verified Agent | Government-issued ID, BVN verification, facial recognition match, proof of address, professional references | ID document verification, BVN cross-check, address verification, reference checks, phone interview | High - recommended for serious transactions | |
| Tier 3: Premium Verified Agent | All Tier 2 requirements plus: CAC business registration, tax clearance, professional body membership (NIESV/REDAN), office address verification, portfolio of completed transactions | All Tier 2 checks plus: CAC verification, tax status check, professional body membership verification, physical office inspection, client reference interviews | Highest - for premium and luxury properties |
Tier 2 Verification - Detailed Requirements & Process
Tier 2 is our standard verification level for professional agents. Here is exactly what we check, how we check it, and how long it takes.
1 Identity Verification - Confirming Who You Are
Documents Required: Valid government-issued photo ID. Accepted forms: National ID Card (NIN), International Passport, Driver's License, or Permanent Voter's Card (PVC).
What We Check: We verify the ID number against the issuing authority's database where available. For NIN, we cross-check with the National Identity Management Commission (NIMC). For passports, we verify the passport number format and expiration. For driver's licenses, we verify with the Federal Road Safety Corps (FRSC) database where accessible.
Processing Time: 1-3 business days for document verification.
2 BVN Verification - Confirming Your Financial Identity
What We Check: Your Bank Verification Number (BVN) is cross-referenced with the Central Bank of Nigeria's BVN database. This confirms: (a) your full legal name as registered with Nigerian banks, (b) your date of birth, (c) your phone number linked to the BVN, (d) that the BVN is active and not flagged for fraud.
Why This Matters: BVN is Nigeria's most reliable form of identity verification because it is tied to the banking system. Fraudsters cannot easily fake a BVN because it requires biometric registration at a bank. This single check eliminates a large percentage of potential fraud cases.
Processing Time: Instant to 24 hours depending on BVN database availability.
3 Address Verification - Confirming Where You Live
Documents Required: Utility bill (electricity, water, or waste management bill from the past 3 months), tenancy agreement or property ownership document, or official correspondence from a government agency sent to your address.
What We Check: We verify that the address on your documents matches the address you provided. We may send a verification code via physical mail to your address (similar to Google My Business verification) or conduct a video call where you show your surroundings.
Processing Time: 3-7 business days.
4 Professional Reference Check
What We Require: Contact information for two professional references who can vouch for your work as a property agent. Acceptable references: previous clients (property buyers or sellers), fellow registered agents, lawyers you have worked with on property transactions, or employers in a real estate firm.
What We Check: We contact each reference by phone or email and ask: (a) How long have you known the agent? (b) Have you conducted property transactions with them? (c) Would you recommend them to a friend or family member? (d) Is there any reason a buyer should be cautious about dealing with this agent?
Processing Time: 3-10 business days depending on reference responsiveness.
5 Phone Interview
What Happens: A member of our verification team schedules a 15-30 minute phone or video call with you. During this interview, we discuss: your experience in real estate, your areas of specialization, your typical transaction volume, your understanding of Nigerian property law, and your customer service philosophy.
Purpose: This interview helps us assess whether you are a legitimate, knowledgeable property professional. It also allows us to answer any questions you have about PropertyFind Nigeria and how to maximize your presence on our platform.
Processing Time: Scheduled within 5 business days of completing previous steps.
Tier 3 - Premium Verified Agent Requirements
Tier 3 is our highest verification level, designed for established agencies and senior agents handling high-value properties. This tier includes everything in Tier 2 plus additional business verification.
1 Corporate Affairs Commission (CAC) Registration
Documents Required: Certificate of Incorporation, Memorandum and Articles of Association, CAC Status Report (not older than 6 months), Form CAC 7 (Particulars of Directors).
What We Check: We verify your company's registration status directly with the Corporate Affairs Commission through their online portal (search.cac.gov.ng). We confirm: (a) the company is active and not in receivership or liquidation, (b) the directors listed match the individuals applying for verification, (c) the company's objects clause permits real estate transactions, (d) the company has filed annual returns up to date.
Processing Time: 1-3 business days.
2 Professional Body Membership
Accepted Bodies: Nigerian Institution of Estate Surveyors and Valuers (NIESV), Real Estate Developers Association of Nigeria (REDAN), Association of Housing Corporations of Nigeria (AHCN), or the Estate Rent and Commission Agents Association of Nigeria (ERCAAN).
What We Check: We verify your membership directly with the professional body - confirming your membership number, membership status (active/suspended/expired), and any disciplinary history. Membership in a recognized professional body demonstrates commitment to ethical standards and provides recourse for clients in case of disputes.
Processing Time: 3-7 business days depending on the professional body's response time.
3 Physical Office Verification
What We Require: A physical office address where clients can visit you. This must be a commercial office space - not a residential address unless it is a registered home office with local government approval.
What We Check: A PropertyFind verification officer physically visits your office. We verify: (a) the office exists at the stated address, (b) it is a legitimate business premises (signage, office equipment, staff presence), (c) the office is open during stated business hours, (d) we take photographs for our records (with your permission).
Processing Time: 5-14 business days (scheduled based on location).
4 Tax Clearance & Financial Standing
Documents Required: Tax Clearance Certificate from the Federal Inland Revenue Service (FIRS) for the past 3 years, VAT registration certificate (if applicable), evidence of tax remittance for employees (if applicable).
What We Check: We verify your tax clearance status with the relevant tax authority. A valid tax clearance certificate demonstrates that your business is compliant with Nigerian tax laws - an important indicator of legitimacy.
Processing Time: 3-7 business days.
5 Portfolio & Client Reference Verification
What We Require: Evidence of at least 10 completed property transactions in the past 24 months. Acceptable evidence includes: copies of registered Deeds of Assignment (with client details redacted for privacy), letters of engagement from clients, or references from lawyers who handled the transactions. Plus contact information for 5 recent clients willing to provide references.
What We Check: We contact at least 3 of the 5 client references and ask detailed questions about their experience: (a) Was the agent professional and responsive? (b) Did the transaction complete successfully? (c) Were there any unexpected issues? (d) Would you use this agent again? (e) Would you recommend them to family?
Processing Time: 5-14 business days.
Listing Verification - The Verified Listing Badge
Separate from agent verification, individual property listings can also be verified. When you see the green "Verified Listing" badge on a property, it means the listing itself has been authenticated.
| Check | What We Verify | Method |
|---|---|---|
| Ownership Confirmation | The person listing the property is the legal owner or has written authorization from the owner | We verify property documents (C of O, Deed of Assignment) match the lister's identity |
| Property Existence | The property physically exists at the stated location | Our verification team conducts a physical site visit or video verification call with the agent on-site |
| Photo Authenticity | The photos in the listing are of the actual property, not stock photos or photos of a different property | We compare listing photos with the video verification or site visit report |
| Price Accuracy | The listed price is the genuine asking price (not a bait price designed to attract inquiries) | We confirm the price with the owner/agent during verification |
| Description Accuracy | The written description accurately describes the property (number of rooms, amenities, condition) | Cross-referenced during physical or video verification |
Verification Timelines - How Long Does It Take?
| Verification Type | Typical Duration | Fast-Track Duration | Cost |
|---|---|---|---|
| Tier 2 - Verified Agent | 10-20 business days | 5-7 business days (subject to availability) | Included with any paid service purchase |
| Tier 3 - Premium Verified Agent | 20-40 business days | 10-15 business days (subject to availability) | ₦25,000 (one-time verification fee) |
| Verified Listing Badge | 5-10 business days | 2-3 business days (subject to availability) | ₦5,000 (90-day validity, includes verification) |
Ongoing Monitoring - Verification Doesn't End at Approval
Verification is not a one-time event. We continuously monitor verified agents and listings to ensure they maintain our standards.
- Random Audits: We periodically re-verify a random sample of verified agents and listings to ensure continued compliance.
- Complaint Monitoring: If we receive verified complaints about a verified agent (from buyers, sellers, or other agents), we investigate within 5 business days.
- Annual Re-verification: Verified agents must re-confirm their information annually. Premium verified agents must re-confirm every 2 years.
- Badge Revocation: Verification badges can be revoked immediately if we discover: fraudulent information in the verification application, verified complaints of fraudulent behavior, criminal charges related to property transactions, or violation of PropertyFind Nigeria's terms of service.
- Public Record: Agents who have their verification revoked are listed in our public verification registry (with dates and reasons) so buyers can make informed decisions.
