1 Identity Verification - Confirming Who You Are

Documents Required: Valid government-issued photo ID. Accepted forms: National ID Card (NIN), International Passport, Driver's License, or Permanent Voter's Card (PVC).

What We Check: We verify the ID number against the issuing authority's database where available. For NIN, we cross-check with the National Identity Management Commission (NIMC). For passports, we verify the passport number format and expiration. For driver's licenses, we verify with the Federal Road Safety Corps (FRSC) database where accessible.

2 BVN Verification - Confirming Your Financial Identity

What We Check: Your Bank Verification Number (BVN) is cross-referenced with the Central Bank of Nigeria's BVN database. 3 Address Verification - Confirming Where You Live

4 Professional Reference Check

5 Phone Interview

What Happens: A member of our verification team schedules a 15-30 minute phone or video call with you. Purpose: This interview helps us assess whether you are a legitimate, knowledgeable property professional. It also allows us to answer any questions you have about PropertyFind Nigeria and how to maximize your presence on our platform.

Tier 3 - Premium Verified Agent Requirements

Tier 3 is our highest verification level, designed for established agencies and senior agents handling high-value properties. This tier includes everything in Tier 2 plus additional business verification.

1 Corporate Affairs Commission (CAC) Registration

Documents Required: Certificate of Incorporation, Memorandum and Articles of Association, CAC Status Report (not older than 6 months), Form CAC 7 (Particulars of Directors).

What We Check: We verify your company's registration status directly with the Corporate Affairs Commission through their online portal (search.cac.gov.ng). We confirm: (a) the company is active and not in receivership or liquidation, (b) the directors listed match the individuals applying for verification, (c) the company's objects clause permits real estate transactions, (d) the company has filed annual returns up to date.

Processing Time: 1-3 business days.

2 Professional Body Membership

Accepted Bodies: Nigerian Institution of Estate Surveyors and Valuers (NIESV), Real Estate Developers Association of Nigeria (REDAN), Association of Housing Corporations of Nigeria (AHCN), or the Estate Rent and Commission Agents Association of Nigeria (ERCAAN).

3 Physical Office Verification

What We Require: A physical office address where clients can visit you. This must be a commercial office space - not a residential address unless it is a registered home office with local government approval.

What We Check: A PropertyFind verification officer physically visits your office. We verify: (a) the office exists at the stated address, (b) it is a legitimate business premises (signage, office equipment, staff presence), (c) the office is open during stated business hours, (d) we take photographs for our records (with your permission).

Processing Time: 5-14 business days (scheduled based on location).

4 Tax Clearance & Financial Standing

Documents Required: Tax Clearance Certificate from the Federal Inland Revenue Service (FIRS) for the past 3 years, VAT registration certificate (if applicable), evidence of tax remittance for employees (if applicable).

What We Check: We verify your tax clearance status with the relevant tax authority. A valid tax clearance certificate demonstrates that your business is compliant with Nigerian tax laws - an important indicator of legitimacy.

5 Portfolio & Client Reference Verification

What We Require: Evidence of at least 10 completed property transactions in the past 24 months. Listing Verification - The Verified Listing Badge

Separate from agent verification, individual property listings can also be verified. When you see the green "Verified Listing" badge on a property, it means the listing itself has been authenticated.

The Verified Listing Badge is valid for 90 days. After 90 days, the listing must be re-verified to ensure the information is still current and the property is still available. This prevents the common problem of "stale" verified listings that are no longer accurate.

  • Random Audits: We periodically re-verify a random sample of verified agents and listings to ensure continued compliance.
  • Complaint Monitoring: If we receive verified complaints about a verified agent (from buyers, sellers, or other agents), we investigate within 5 business days.
  • Annual Re-verification: Verified agents must re-confirm their information annually. Premium verified agents must re-confirm every 2 years.
  • Badge Revocation: Verification badges can be revoked immediately if we discover: fraudulent information in the verification application, verified complaints of fraudulent behavior, criminal charges related to property transactions, or violation of PropertyFind Nigeria's terms of service.
  • Public Record: Agents who have their verification revoked are listed in our public verification registry (with dates and reasons) so buyers can make informed decisions.

Frequently Asked Questions About Verification

Is verification mandatory to list on PropertyFind Nigeria?
No. Verification is optional. Any registered user can create listings and receive inquiries without verification. However, verified agents receive significantly more inquiries - buyers consistently prefer verified agents, especially for high-value properties. Verification is strongly recommended for professional agents who want to maximize their success on the platform.
How much does verification cost?
Tier 2 (Verified Agent) verification is included at no additional cost when you purchase any paid service on PropertyFind Nigeria. We absorb the verification cost because verified agents create more value for the platform. Tier 3 (Premium Verified Agent) requires a one-time verification fee of ₦25,000 to cover the cost of physical office inspection, professional body verification, and extensive background checks. The Verified Listing Badge costs ₦5,000 per listing and includes the verification process.
What happens if my verification application is rejected?
If your application is rejected, we will provide a clear written explanation of the reason(s) for rejection. Common reasons include: (a) documents could not be verified as genuine, (b) discrepancies between your provided information and official records, (c) negative reference checks, (d) failure to complete the phone interview, (e) discovery of fraudulent or misleading information. You may reapply after addressing the issues identified - typically after a 30-day waiting period. The verification fee (for Tier 3) is non-refundable as it covers the cost of checks already performed.
Can a foreign agent or company become verified?
Yes. Foreign agents and companies can apply for verification. The process is the same but may take longer due to international document verification. For foreign companies, we require: (a) equivalent business registration documents from the home country (apostilled or legalized), (b) a Nigerian representative or partner with valid Nigerian identification, (c) compliance with Nigerian property laws regarding foreign ownership. Contact our verification team for specific guidance based on your country of registration.
How do I check if an agent or listing is verified?
Verified agents display a "Verified Agent" badge on their profile and on all their listings. Premium verified agents display a "Premium Verified Agent" badge. Verified listings display a "Verified Listing" badge. You can click on any badge to see the verification details - including the verification date and what checks were completed. You can also search our public verification registry (coming soon) to look up any agent or listing by name or ID.
What should I do if I suspect a verified agent of fraud?
Report it immediately through our contact form or by emailing our verification team. We investigate all fraud reports involving verified agents within 5 business days. If fraud is confirmed, the agent's verification is immediately revoked, their account may be suspended or terminated, and we will cooperate with law enforcement investigations. We also maintain a public record of revoked verifications so other buyers are warned. If you have suffered financial loss, we recommend also reporting to the EFCC and the Nigeria Police Force.
Does PropertyFind verify the accuracy of property documents (C of O, Deed of Assignment)?
For the Verified Listing Badge, we verify that the documents provided match the agent's identity and the property description. However, we do not conduct a full legal verification of title documents (Land Registry search, survey verification, consent chain review). Full legal due diligence is the responsibility of the buyer and their lawyer - as explained in our Property Buying Guide. Our verification confirms that the listing is genuine; it does not replace legal due diligence.
